Knowing what NOT to do is often the most valuable advice!

Building a network of agents, contractors, vendors, and tradespeople is something I've spent a lot of time and energy doing, and it is immeasurably valuable in being able to do this.

@Leslie L Meneus, while the forums can be pretty good, in-person networking and sharing ideas is much more valuable.  

While maybe not the cheapest deal, that person emphasized the learning experience as valuable in getting into a network of lenders, contractors, agents, etc.

Unless the land is super valuable, probably not collateral for the mobile homes. 

The 401k is a valuable asset but its my thought that I can use this asset to further increase my portfolio by putting that money to better use.

while i do think it's valuable to analyze properties, it's really difficult to underwrite based on photos. 

What I find to be most valuable: Ease of use, cost-savings and efficiency and here's what I mean: If using an interior designer to furnish your rental, they will hand you a list of supplies + furniture to buy and what I was able to do with Minoan is upload that list as a CSV file and then they come back with a quote of all of the items they can fulfill along with their respective discount. 

I found a win - win situation for the corporate owner, the rail road land owner, and the community who were plagued by the vagrants steeling and causing mischief.
