The reason for occupancy limits is because cities were developed to support a certain amount of traffic, parking and road wear.

And @Brandon Foken - yeah, iTunes is definitely the highest traffic for Podcasts.

Right now only about 1-2% of my revenue comes from GVR.I can imagine GVR becoming pay-to-play and you having to spend money to gain traffic from it at some point, but if you are working with a PMS that offers that integration for free (shameless plug of Hospitable.com 😉 full disclosure, I work there) then right now any traffic or bookings you do get are a great bonus!

More affordable places that we could house/hack or invest in are over an hour away without traffic from our jobs & we plan to stay with our jobs for a while.

Plus, increased traffic and noise might be a downside depending on your location.

as the market softened with Interest rates I had to move back to 2% and some of my competition went to 2.5 and 3.0 to drive traffic and buyers..

If you negotiated the fee to 4%, with the selling agent getting 2% and the buying agent got 2%, you saw a whole lot less traffic from buyers. 

Driving time to Asheville with traffic is about an hour.
