One property that I bought had a judgment from where the owner got in a bar room fight and injured somebody who sued him for medial bills and got a judgment.Un recorded liens like welfare, DPW, and some state liens are not recorded.

Market the unit as having a kitchen + wet bar (eg, selling the not-a-kitchen in the not-a-unit as a feature) and being some sort of "luxury penthouse apartment" or something.

Bonus: Find homes that can be easily divided into 2 units (e.g. main house upstairs with separate downstairs area including bedroom, bathoom, wet bar and separate entrance).
