It could probably also make sense to reduce the investor's equity to some extent after return of capital, so not remove them, but tilt the balance a little more in the sponsor's favor (and I only thought of this because it was mentioned in a podcast if I recall)But if you're leaving the investor in the deal indefinitely as you suggest, is it acceptable to not talk specifically about return of capital at all in a situation where there is no preferred return?

An extra $550 admittedly won't mean as much to me 15 years from now as it would today, but it will certainly be a more meaningful kicker to supplement the cash flow already coming in from increased rents over the years.Call me pliable, but I think I'm tilting back to 15 again : )

@Josh Caldwell is correct that you need to remain agile enough to move quickly, but you also need to exercise the patience not to expend your energy tilting at windmills.

If you plan to put new blinds in this rental, or if you have similar blinds in your other rentals, maybe save some of the hardware from the broken blinds before you toss them - particularly the tilt rod (the long plastic thing you spin to tilt the slats), the plastic cones or pulls on the ends of the operating strings, and maybe the buttons or plugs on the bottom of the bottom bar that hold the lift strings to the bottom.When I bought my rental, it had blinds everywhere that were mostly in OK shape, but some of them were missing the above items, and I couldn't source them locally as individual parts.
