i'm baffled why people will pay a company to assist in getting credit going...there are some great threads on here that will help you help yourself.and i'm with deric...if u are 'working' with a company, thy should be able to answer all of your questions...

I'm installing CAC in this house and the sub put a floor vent in the kitchen area where the stove is going.  

I have spoke to a title company and thy didnt want to stick there neck out.  

@Yoni WeisbrodHa...analysis paralysis be thy name (ok, not really cause you're asking good questions, but do not let questions hinder you from action).It requires a combination of patience and boldness to be successful in this, from my experience. 

It has been rehabbed in the past CAC, new water heater last year, but needs paint, carpet, and some new fixtures.
