The solar developments that I worked with were all in California and a one in Nevada. 

OC California is very expensive so investing out of state can be a good option.

@James WiseHey guys I have some experience in the space having started funding turn key in Detroit in 2002.I also was on a CA.

We then moved to a different state (from Arizona to California) but we knew it would be temporary so we kept our house in Arizona and we rented out the main house as well.  

2023-2024 DECIMATED my already broken finances and killed my 15 yr run being debt free with paid off rentals and a house near the beach in the Ca.

I'd assume CA and WA would be similar.  

I'm in California, the Townhome is in Texas.

I'm California-based where there aren't any real deals in my area, so I'm exploring Detroit as an alternative real estate investment market - due to the combination of it being a strong market and my having connections in the area. 

FL seems to have reigned in HOAs recently, so who knows what they are allowed to do.I know that in CA, an HOA can ban smoking in units because smoking is not a protected class and the HOA has an interest in the safety & health of the building.
