I bought the most expensive flip I have ever done last week. It is tenant occupied and I get to see the inside of it Tuesday! Obviously it is not the ideal situation to buy a flip for $500k you can't see, but it takes...

HML can be a great career depending on the state you may or may not need an NMLS license ( if your going to do any volume) or like CA you can legally lend with a RE broker license.And of course there is a few ways to do it... you either have no leverage IE your own cash.Or a portion of leverage IE a credit facility with a bank ( Like I have) or Hundred % leverage by brokering other investors funds.But like anything RE related its not as easy as you make it out to be... loans go bad lenders lose on deals when their borrower goes TU markets constrict causing loss's right now we are in a very nice lending period of rising values and Borrowers that have been trained to bring in CASH equity... prior to 08 it was common place in the industry to do all your HML based on LTV... and that led to massive loss's for lenders in the down turn both institutional and HML lost

You might consider two other options:Buy a single-family and house-hack/rent by the roomBuy a single-family house with a basement apartment or lock-off basement of some sort and rent the bottom (either long-term, furnished medium term to traveling nurses, or short-term on Airbnb)In an ideal world, I like searching with our buyers for a home in the second category that also is zoned "TU" or two unit so that when you move out after some time, you are legally allowed to rent both units.

Haven't quite finished it yet James, waiting for the general contractor to finish trim in the last two rooms and working around the homeowners schedule and stuff for final t/u of completed rooms, been doing some smaller jobs in between.
