Sub to is VERY dangerous for sellers... if this loan somehow got called.. and you did not have the equity and or the cash to make up the difference this could really hurt a seller.rare I know but sellers really need to understand the dangers of sub too and not just get sweet talked into them.

If out of choice, the 10 year yield should drop another 75 to 100 basis points, bringing the mortgage rates down, and if we go into recession then they will cut out of necessity bringing the 10 yr yield down 150 to 250 basis points at least, and also leading to rising unemployment and declines in property values, although HCAD will take their sweet time to adjust as always.

@Steve Bush Hey Steve, there are still restrictions throughout riverside, but Temecula Wine Country is not restricted as far as I know for short term rentals.
