Too much of a hassle to rent out.I really think that if I put in time, effort, and my own sweat I can raise the rents $100 in the 9 unit and $50 in the 4 unit.

We used SnapChat for live chat, and this has made major improvements to conversion rates with other clients outside of real estate investors.

If hollow-threats and court get's ya all shaky and sweaty, you NEED a PM, your not ready or cut-out for this biz.

They'd rather just go to work, spend their free time on weekends going out, eating out, traveling, play around with snapchat filters, try different restaurants, posting it to instagram, buy new cars or toys, etc.There's no drive, no motivation to learn or grow.

It seems to be the younger generation whose sole communication is texting and snapchats and what not.

You might have better chance to persuade him to put in some sweaty equity in the house and DIY the repair yourself...
