The materials used for rehab werent up to his standards.

The benefit of old homes imo is that I go in and redo all of the systems and have basically a brand new house that I know was done right bc I oversaw everything.Most new homes are built with cheaper materials than the homes built in 1900.

If your agent will work for free with no strings attached, that tells me they are either desperate and inexperienced OR they offer a low level of service working many "clients" - either way you lose in the long run. 

It does not cost the landlord except for the labor and materials.

I would say it's more of a scam to offer a seller <70% on a property that needs $5k in material repairs  and flip it for 125% without stepping foot in the property.

Mortar, paint & bonding materials deteriorate leaving cracks, gaps, etc. which can be concerning to look at, but this is very often addressed with repointing.

The floor of a deal killer has no bounds, you could be wrecked for eternity if it's a material deal.

Regardless of which holds true, for a company who represents to have a $250M portfolio to select this home to be showcased in their marketing materials at this time speaks to the operational disconnect that exists.

To live multiple states away and run a string of successful C-class long-distance BRRRRs anywhere in the Rust Belt is practically impossible.
