If Allstate is not offering proper coverage (stress the if) and you can get proper coverage in the surplus lines market you would want to do that. 

It allows you to skip the stress and time-consuming process of managing rehab projects and focus on the cash flow aspect. 

Best to hire it out, even though it hurts the margins, it saves my time and stress substantially.

That actually is your solution, if you are open to a solution.
