@Jordan Moorhead Just to stir the pot a bit, I prefer to go portfolio/commercial because it is more about the relationship and is not a standardized loan product (depending on conventional financing standards, etc). 

My fear is that I might stir up a hornet's nest and have an even harder time getting my CO.

Are you looking to stir up strife over something silly or file a frivolous lawsuit?

It's just so there isn't a stir in the current tenant base.

@Nik Moushon Hey Nick, Thanks for that input.I definitely can see where your point stands as I am one who firmly believes money involving friends & family don't stir up well either (experiences & observations from business)

It receives well from webinars but now putting into action is stirring up all sorts of questions and “oh wait a minutes”.

Mine was being a real estate broker and brokering deals to developers and learning along the way.. and when I had the capital I could do my own deals.. but it was no way take a 6 month course stir and your going to run out there and convince others to invest with you because your mentor was X..
