Does anybody have any insight on there current margins for starter home specs? 

Five days after rent is due they post a picture on Facebook of themselves skydiving.  

Can anyone share any resource on how to obtain these group homes info, how how to go about this as a starter?

Any advise on best marketing strategies for starters, on "starting lean and mean" under current market conditions in Maryland, would be greatly appreciated!

Also anything local is sure to be a hit, especially if its a conversation starter!

Two starter homes in a modest suburb may cash flow better than a higher-priced one and it is easier to offset the cost of a vacant rental with the rent that the other property is generating. 

For starters motivated sellers do not typically bring this up.

Definitely a CPA should be guiding you through the process but I think for starters having clear documentation of WHEN you moved out is critical for any buisness expenses.

When I ran numbers a few years ago for a higher end condo vs newer, but starter home, the purchase price for the house was a bit more ($40K), but I could rent the house for more and payments were similar once I added in the condo fees...I went with the house.
