Putting a few small nail holes in a wall is ordinary; putting four lag bolts into a wall or 100 staples into the window trim is not ordinary.I have no idea where your investment is, so I can't give you State-specific assistance.

The military base, hospitals, and University are strong staples in the community.

We are less than an hour to the beach; we are an hour to SD airport, or ONT airport; we are only 1.5 hours to Staples center in LA; we are less than 2 hours to Big Bear and just over 4 hours to Las Vegas.People come here, worried about the commute or worried about the heat... then realize quickly that those fears are overrated.

I single handed ripped the carpet out of 1200 sq ft in about 30 min, it blew me away that my lack of experience almost paid someone for this.The kitchen and living room ceilings had old 12” stapled acoustic ceiling tiles with smoke staining and/ or water damage.

One good idea I've gotten from a landlord friend is to develop a laminated form that has contact information, due dates, etc. and staple it into a kitchen cabinet.

One of the staple tenants moved out, my property manager turned out to be a terrible fit, the newer (1 yr) tenant stopped paying rent and I had to evict but not before he brought bedbugs into the place.

All that escrow needs to be opened is a purchase & sale agreement, which frankly can be picked up at Office Max or Staples, fill the thing out, price, closing date, who the parties are, the address.

Once this document is created, then you can sleep good at night knowing a professional who understands the Investment World not only prepared the document you are using but will also have to defend it if need be.I would NOT use a Local Club or some other Investor's document or a generic lease form from Staples/Office Depot or Legal Zoom.
