Whatever list you generate, you need to get it skip traced (matched to phone numbers).

You should be able to skip trace the address and find all its public information. 

Conversely, if I don't BRRRR and add these properties 1 at a time skipping the last R then I could reach the same cashflow goal with 6 homes.

My current plan is to generate lists using PropStream, skip trace them, and upload them into our CRM (Resimpli), which we’ll use to execute direct mail and cold calling campaigns.

The property looked like a goldmine on paper, but the moment the first tenant skipped out on rent, everything started falling apart.

Does anyone recomend a Rent recovery service or collections service that will go after a tenant who doesn't pay rent or skips out on the rent and leaves.I have their social etc. and they owe me 3 months of rent about $4500 and trashed the place. 

I feel you would be better served by driving for dollars and putting together a small but targeted list of distressed properties that you can skip trace, call or mail the homeowner.
