Someone applying for a half dozen credit cards a month is signaling to the FICO algorithm that they are probably on a downward spiral and putting rent & car payments on the Visa.- Smaller loan amounts have higher rates.

At the local meet several agents walk up to the group introduce themselves stating they have tape and are wholeseller, pocket listings when I notice their license number signaling they are brand new realtors with ZERO transactions that is the end of it.

They are sending clear signals that you aren't top priority

Sometimes those probing questions can do wonders to signal where you're at without coming across like an ultimatum. 

I have a local ac guy i've used for 10+ years if you want another local quote, @Elton TidwellPersonally if you plan to keep it long term and every want to raise the rent, central heat and ac would attract better quality renters imho... window units scream 'bottom shelf' and are a signal of what renters can expect in terms of quality and rent... 

Another had hidden foundation issues, that were obvious from the inside, just not from the outside.You will sign all sorts of lies on the paperwork--you inspected the property, etc. 

Is the center at or near at signalized intersection?

I’m on the 7 train now heading to work in Manhattan typing this out. 15 minute delay during rush hour due to signal issues.

I was thinking of purchasing a plex and live in one unit and have the other unit's rent cover a good amount of the mortgage.I've been getting some mixed signals on buying vs renting, and hopefully some experts can share their insights on it.Some of the arguments that I've received for renting first is:I don't really know the areas in Seattle, and buying a property will lock me down in a long and big investment.

A discussion of what causes, what are signals of, what metrics to look for, etc regarding a housing crash could be interesting.
