AS a HML I have seen this play out with investors that drink the sub too coolaid and are simply not financially capable to handle issues when things go sideways.I have also personally bought over 100 sub to deals in my career..

I would draw a circle around 30 minutes of you in all directions (not into the water of course) and then 60 minutes and run some data there first before packing your money up to ship off to a market you don't know.

Here are some important facts with respect to borrowing against the 401k: 1) It must be a 401k, once you rollover your funds to an IRA, you don't have that capability. 2) You can only borrow up to 50% not to exceed $50,000. 3) You must make at least quarterly payments, with an interest rate set usually at prime + 1%.

Once they do, that usually means they are a sinking ship.

Eventually when the property sells, you will have long-term UBIT, which is about 20%, and remember the carry forward loss capability.

It doesn't require all the finesse that wholesaling does - you have the money, you buy the property - regardless of your personal capabilities.  

I'm exploring different options for building on vacant land here in CA and am very intrigued by pre-fab home designs (Walls etc.. are assembled in a factory and shipped to site).

(Not to say its there might not be very capable lenders here on BP as well.)
