A consoldiation exchange is frequently used where an investor will sell several smaller properties and 1031 exchange them into a larger MF property. 

The longer the better, but keep in mind that many of these structures have severe prepayment penalties so using 10 year debt for a 3-year hold creates a problem. 

We did this for the first several deals, but I no longer feel the need to do so as Frank and Joe have delivered on their plans for each complex.
