The only times this makes sense is if you are in a really hot market, especially seasonal ones where you might have 100% occupancy for the summer months or something.

I just bought it in the fall and am trying to complete a bunch of modifications during off-season (e.g. metal roof, certain safety features, treating the deck, possibly updating the fire pit area, etc).

I may be wrong but you cannot refi unless the property is seasoned for 12 months when using Fannie, Freddie, Ginnie.

The ownership could be changed prior to structuring the parking arrangement, but last-minute changes without time to season the ownership change would significantly increase the risk the transaction could be disallowed as a step transaction under audit.

Some people seem to get locked in to one place they find, or a place a friend or family member is selling without really evaluating the available market.In a small town in East Texas I would think your biggest risk is a big player coming to town that can absolutely crush a smaller player.
