Does anyone have a brand of deck stain and sealant that they love?

Dont over saturate ground or sealant with abnormal levels of compacted frozen water ie snow held in place.

This involves digging up the entire foundation, repairing cracks and damage, and then coating the entire thing with a sealant.

The deal seems good:Good B+ area in Columbia, SC suburb, great schools, 3 bed 2 bath, needs some cosmetic work (repaint interior, a few holes in the wall to fix, 1 broken window to replace, likely replace laminate flooring in 1 room, replace bathroom sealant)ARV is around 220k, it's offered for 165k and already has a cash offer of 172k (I'll be financing).

I agree with the others on the bleach and floor sealant.

He's also not done things we agreed to (place a sealant over suspected asbestos tile flooring before LVP), or chagned plans without notifying me (Locations of mini-split heads to different ROOMS, rather than more central areas).So today he asks me for a progress payment "so he can pay the other subcontractors and recover cost of additional materials he's incurred."

Use sealant at the top of the shower to the soffit.

Concrete is the hardest to remove, however if you buy a good sealant, such as Kilz oil based original or Binz (very expensive), it can seal floors quite effectively.  

Then "paint" the whole subfloor with lacquer based sealant.

I  need to apply sealant to a tennis club house where the owner wants to save the siding and decks for about 2 or 3 more years when he plans to do a total make over.
