Lets go under at $800 so now monthly expenses are $3,800.

Because it equals the total value of the units @ $268,750/unit so something doesn't make sense. 

So we don't even have an approved inspection much less a lease with this potential tenant.

Admittedly, I am not one that typically finds paid mentorship very valuable, but I also respect that my degree is in business with a focus on real estate, and my first job out of college was in real estate (so it is a little hard for me to take my 20 yrs of knowledge and rewind it to try to view mentors from a completely fresh lens).A couple points: I view mentors, especially these expensive ones as a catch-22. 

I’m in Ohio, so I can purchase a property with $40k cash out, invest $10k in repairs, and rent for a couple hundred above the monthly operating costs.

There’s also a good mix of duplexes, triplexes, and quads, so you’ve got options for a solid house hack.House hacking is actually how I got into real estate—I’ve done two house hacks with duplexes here in Chattanooga, and it’s been a game changer.

I probably would have tried to come up with a way to do 2 bedroom so that we could sleep more.

Hey @Grant Woodward, you can never be too cautious when it comes to guest safety like @Lauren Kormylo said.There are dozens of things at your STR that could cause an injury or worse so making sure all the ducks are in a row and quackin' in unison is one of the most important things you can do.Like @John Underwood said, make sure you have a rock solid insurance policy that covers the pool and adjoining areas.
