Per trading desk they said "yeah, crazy right, a lot of people are gonna get caught sleeping on this one", as in when market has that cycle it will get "interesting" when the forced sells occur accelerating the drop, that those in the know have algorithms built and set to grab the bottom.

They are essentially hoping you don't notice all these little maneuvers and that you look to the bottom of the page to see a positive cash flow.

This 1925 bungalow was a true challenge, needing a complete rehab from top to bottom.

As you scale up more locations, staffing scales not just per location but also via that middle management which declines bottom line net so have to scale more to offset.

Bottom line its a stain on the industry and not good at all..

All of which are no small feat often requiring years of experience for each skill set or more frequently a team that knows how to work together.Lots of bottom of the barrel operators out there, but there are certainly good ones if you know what to look for.

Just learned that in this thread lol but yeah bottom line it all depends on your goals.

That would be the bottom end of who could be a B class tenant in my area. 

Makes banks happy, but not what you want if you are concerned about your bottom line.
