Sorry for the harsh lesson, but, you should not do anymore "...FU to the landlord..." type of stuff....and try to end this amicably as possible, or risk being even more expensive after adding your legal fees and the landlords legal fees and damages.Don't let pride or self-righteousness add more fuel to the fire, it only makes it sting and cost more.

Sounds like the guy may have just done it himself.The only issue I can see is if there is no language around how to determine what needed to be done and how to do it and to what standard that the owner could say he did what was agreed to and you are breaching the contract and try to keep the deposit.I DON'T think this is likely, but people will take righteous positions and will litigate over anything sometimes.What I would do is ask for the reduction in order to have someone I trust do the work.

The security deposit is the only weapon we have to ensure they keep the place clean, so if they simply used it up with their last month, and they didn't clean or they wrecked stuff - we would be out of luck!
