@Michael Anderson If the property had been sold, it would make sense to formally assign the lease and deposit to the new owner and memorialize an agreement to collect and adjust rents after settlement, indemnify the other party for things arising during their respective ownership periods, etc. 

My current focus - what is the process once a family member/individual has passed and lets just say in a perfect world probate has been filed and the respective family is now thinking about selling the property.

Meanwhile many of these repairs are fixed cost whether its a $100K house in the C/D neighborhood of a respective market compared to the $500K in the same market.

Also, I am connected with a lot of sophisticated investors on Linkedin and I don't want to lose their respect because I am starting to post educational content when I have never done any transactions.What do you guys think?

Just saw a well respected MF operator buy a property they have big plans for in a very rough neighborhood.

The one you can scale.I know successful business owners in the fitness industry, tanning salons, real estate, window coverings, maintenance, billboard, ATMs, etc.Generally, I would be skeptical of jumping into a business based on YouTube videos hosted by and featuring people that are likely primarily trying to sell you their respective courses.Small businesses can indeed be great investments, but they are hard.
