IF you have a recorded mortgage and it was a normal sale handled by a title company and the buyer wanted title insurance then you would have had to be paid off and signed a mortgage release or a reconveyance deed.One way or the other if you want some constructive help you need to clarify what you actually did..

Some lenders conduct internal soft pulls and don’t release reports because it’s just an “inquiry” others will do full hard pulls with Factual Data or Xactus for example and those generally are full hard reports that can be shared (should be at least..)

They will have those assets locked down so you can’t use them for about 2 years until you can get an appraisal to release them with your new equity.I would stay away from relatives funding.

., if 20% down payment in purchase agreement, have him place all those funds in escrow at the settlement company with clearly written signed addendum that should buyer not close by x date for any reason, those funds are nonrefundable and to be released to you, but all credited to buyer at settlement if they close.
