As soon as I get the paint taken care of, the wood floors are going to need refinishing.

The bad: Needs updated baths, kitchens, refinished floors, paint, deck and landscaping at a minimum, basement is gross. 

Everything is in good shape so my current plan is interior paint, refinish hardwood floors and clean up the yard.

Basic inside outside paint and remodel bathroom and kitchen, some minor electrical and refinish hardwood flooring (hidden under carpet :) ). 

I had the same thing happen to me and the first thing I wanted to do was have them refinished and show them off; Until I heard a brilliant tip from @Brandon Turner in his book on Rental Property Investing... 

Hi I am looking for recommendations for a contractor to refinish an attic (for a master bedroom and bath).

The stairs need to be sanded and refinished.

Beware if you do go with engineered floors especially a rustic engineered you most likely won’t be able to refinish it.

Plan is to rent 2 unfurnished/6 mo leases + 2 furnished short term/AirBNB.My house just closed last week and now I'm in the process of fixing it up cosmetically (drywalling over old 50's ceiling tile, ripping up old carpet + refinishing the hardwood underneath, painting, new floors everywhere that doesn't have hardwood).

My quickest was within 2 months, kitchen, bath, interior and exterior paint, windows, floor refinish and some landscaping.
