I just want to thank everyone to get me to think rationally about this, I am going up there today for the final day and even though my coworker is purchasing it I will NOT be.

The OPTION, but not the obligation to pursue an entrepreneurial venture exists, and one could pursue that if one rationally assessed that as the best path forward.Personally, I opted for a new job at a startup that was riskier than my career as a financial analyst.

My point is that I found myself rationalizing buying the property because I needed to make a decision quickly even though there are water issues that came up in the inspection.

I don't need an attorney to go over pro-rations with me, and I have already ordered the title.

Assuming all is roses and being nice will resolve all issues is not rational.

Add in rehab  and the margin or rent to price ration isn't attractive anymore. 

The problem is when "%'s" are used to rationalize "$$$'s" that don't work, any investment can look good. 

But this doesn’t mean any rational investor should have invested all their money into the cherry-picked example above.

However, I've never bit off on the rational of getting a mortgage to save on taxes.

I am hoping more rational minds will prevail.
