Any random tips and suggestions highly appreciated. 

I feel stupid calling one at random and just saying I have an interest in buying commercial with no real criteria or research done before hand. 

Not all property needs to be owned in a LLC and does not have to be in a random state.

So good for you for doing your research to decide, rather than throw out random examples.

So, you're probably not going to be able to buy a random condo and just start 'cash flowing' in month 1 or even year 1. 

They had no problem with my random small town banks.

Posting on random/obscure booking sites will probably only account for 1% of overall bookings. and the vast majority will come from the big players (Airbnb, VRBO, etc). 

Account closed, 1 post, 1 post... you would think these spam bots would make a few random posts, maybe a "welcome to BiggerPockets" for some new member introductions and like a couple of each other's posts before spamming a thread started by someone disappointed in the system. 

I think most real estate agents won't waste time on buyers who are "coming in with an offer well below asking" with their main justification being they want to pay less, fishing for that rare seller who will randomly accept a much lower offer before dropping list price first to generate competition. 

From what I gathered, most folks getting to a million that are younger are in a random business of some sort, then placing money in RE assets.
