It could very well be that the seller is interested in staying in the property longer and colluded with buyer 2 to tie the property up through this purported deal?

Are the returns close to what they purport them to be?  

When you combine that healthy skepticism with "loyal" "experienced" students who purport to have a great relationship with the mentioned guru...and can't spell the name correctly...well, you get what you get.

However, several other purported attorney's offer guidance to the contrary.

I asked the purported current owner who comes up with this story:The mortgage was forgiven on the foreclosure for the previous owner (he showed me the document via email, but it's not recorded at the County recorder office)The previous owner did a quit claim deed to the current  owner a couple of years ago (showed that document as well, but this transaction is NOT recorded at the recorder's office either)The forgiven mortgage letter is with an ENTIRELY DIFFERENT servicer than what is listed on the county recorder site under the foreclosure proceedings in 2012.

I have friends in a couple of markets purportedly growing, but all of them tell me not to invest there.

Though we have a few land investment properties and a LTR rental we have had for 30 years we are new to RE investing in the methods purported by Bigger Pockets and the myriad wonderful books and strategies we are newly exposed to.
