In all fairness, I have never participated in their mastermind group, but I have been pitched grossly over priced so called education programs from people that spend more time promoting and exaggerating what they’ve done in the hopes of getting a check from me with 5 zeros.

I never received a single response from an actual property owner — just self-promotions from PMCs or people affiliated with PMCs.

They wonder why Brian got a promotion, but it's because Brian tries and appreciates a steady paycheck and the company that pays his insurance.

I reported someone sometime back that was blatantly self promoting and using fake account to ask a question so they can answer it with their service pitch.

These often include a preferred return for the investors and then a pre-determined cash flow distribution schedule between the sponsor and investors that includes the cash flow distribution waterfall based on either the IRR or EMx and possibly a GP Promote. 

I think if tax abatements can be given to businesses as an incentive to move to the area, then the cities could also do the same to promote more local ownership of rental homes.
