In all honesty if it's just one flip property I don't know if the $1,000 - $2,000 premium to have someone that markets themselves as a real estate CPA would yield you a good ROI in tax savings or some magical compliance maneuver.

So much so that insurance actuaries agree they cannot charge a premium high enough to meet with the risk of those "vicious breeds."

They may justifying paying more by claiming they’re paying the premium for the “business”, but since the “business” and the real property are inseparable the property owner will still benefit from the increased value due to the arbitrager efforts.  

From my view, neither property type (with the right features) suffers from the same potential downside appraisal risk as converting SFR or duplex.
