Was last year abnormal or you think the normMy guess is you will spend a lot more than $200k on an attorney with benefits etc. but if it cuts down in expenses it definitely is something I would consider and even if it costs a little more, having control with having someone in house does reduce unknown costs and risks.

After assembling a lot of bed frames, I prefer the Zinus brand, and I would recommend contract grade furniture.Don't forget to sign up for pest control and both a renter's and landlord policy on your insurance.Hi Miguel - I’m also looking at the midtown  Sacramento area for multifamily…what is “contract grade” furniture please ?

I'm sure there are many more experiences where the contractor hasn't fulfilled their scope of work and gotten away with rushing the project to meet the deadline, And, I don't want to be as naive to say that I'm that 1% who can have complete quality/operational control, but I'm confident I can establish a system and hire independent inspectors to review the contractor's work.

By posting a notice, you maintain control while ensuring expectations are clear and legal.By the way, I don't recommend an exact 30-day notice and then dealing with prorated rent.

My $2000 also covers stuff that inevitably break under normal use - I had to replace a washer $700, a stove $600, a microwave $100, and a grill $400, all  within last 2 years, and paid close to $1000 for various service calls by electricians and HVAC techs and pest control
