I also do post to local neighborhood groups on Facebook periodically but recently have cut down on my social media dramatically (too much drama, arguing, and general hatred towards one another.)That said, when you meet someone for the first time and they say, "What do you do for a living" I've (finally) pivoted to say, "I own a small real estate business" first (instead of after talking about my W2.)

You really have to have a game changing product to make it worth larger players to switch.

Don't buy something you know will be a constant headache, especially if the numbers would be tight or not work if you did need to pivot.

@JD Martin I was a huge leverage player in 2020 and 2021.

Also don't be afraid to pivot, if you start with a team and they are not fulfilling their duties switch to a new team or brokerage.

Take away remote/hybrid jobs and you'll loose employees to companies that already pivoted.
