I do know that it's fully rented, I own a triplex less than a block away, and have introduced myself to several of the current tenants.Sadly, there are agents involved (as an agent myself, this is additionally irritating) and they don't seem overly excited about the prospect of selling this place.

It was just irritating at the time since the AOM got kicked back about 6 times because of small errors like this or the check was off by a dollar (not kidding).

If you were to calculate the IRR, it would be pretty low too.

At the SFH long term rental I am referring to I have attempted to use it multiple times and multiple claims are denied or they are just irritating to work with.

Now don't get me wrong, I'm not saying you should not rule out IRR, its just us simpletons need the cash flow to keep us in the game so we can get that good IRR.
