Real-life reps, to me, means seeing properties in person, whatever your asset class. 

Some regional cities that I personally would consider are Savannah, Beaufort, Wilmington, Columbia, Greenville, and Charlotte.

I have purchased 3 STRs personally in the last 18 months and have closed on at least 25 for clients in the past 12 months.  

I've only had one person look at my home. 

Someone to stock supplies, an appliance repair person, heating/air conditioning repair, plumber, lawn care person, carpenter, salesman, and occasionally an electrician. 

I can provide support of checking in on contractors, staging rental properties, walk potential leads to give you an idea of the property in person or what the area is like, meeting with agents, and drafting scope of work for projects. 

I’m the last person who should complain about grammar, but these are yellow flags, at best.

I personally like the BRRRR strategy - it's not easy to pull off but it's simple and it works in theory. 

For example, at the start, do you confirm if all persons in the house are aware of your presence, and do you ask if it is OK for you to open bedroom, bathroom and closet doors?

Personally, if the property is in a bad area, this will give you headaches no matter what.
