The biggest mistake I see out of state investors make is relying on others too much for direction and guidance instead of doing their own due diligence and building their own team that they actually meet and interviewRelying on one person who alleges that they have a 'team' built already that you can use as well can be a costly mistake.

@Robert B Azimi If I'm in your shoes I'm meeting with the tenant in person to figure out what's going on.

Personally I think both are important.

I would have hired a junk haul person to do the clean out instead of my contractor.

2) Are you getting the loan with your personal guarantee or is it non-recourse? 

It is the one that gets in contact with the person/owner and connects.

Definitely looking into meetings and going to meet them in person.

@Denis Orlov I don't do STR, but I've rented one of my personal properties for arbitrage before. 

I want to be able to have all of each clients homes in their own personal folder and be able to add to that with various reports on each home as we acquire them/
