If the developer doesn't deliver on time, there's usually a grace period and then there can be (hefty) penalties.

The DSCR I have also has a prepayment penalty. 

Maybe a 7 year balloon payment and maybe a 3,2,1 prepayment penalty of something. 

Offer to let her out of the lease without penalty and hope that she accepts the offer.
