When I find a house, after running the numbers my anxiety kicks in and I feel like I can't move forward. 

This time and anxiety has a cost as well, just an intangible one.

The intimidation of the price tags in Phoenix, combined with some other fear-arousing readings about the market there, easily tweak the anxiety of a rookie such as myself. 

I can't tell you how many times I've had someone apply with four cats or three dogs and a cat, allegedly prescribed for their depression or anxiety.

This anxiety is normal for your first rental. 

It sounds like you are doubting your offer right now so is the doubt from; 1) unexpected repairs after the offer or 2) general deal anxiety?

EV owners have range anxiety when going to more remote type locations.Tesla owners as a demographic would be a good option for a tenant.. 

I think this worked in part since the units exited the house to the backyard on different sides of the property.Re noise complaints - I usually see common hours listed, but I have not personally experienced any real anxiety from the tenants or need to strongly enforce it.
