The 1% rule doesn't matter as much if you have a 5-10 year investing horizon because it does not take into account appreciation or other benefits of holding (tax benefits, etc.)The 1% rule stops a lot of folks from getting started. 

All the various consumer laws exist specifically to stop bad actors from doing stuff like this. 

By the way a year ago the same umbrella policy that I had brought in on the car  accident stopped covering vehicles in CA.  

These agencies began calling me non-stop, demanding I fix the heater immediately and provide the tenant with hotel accommodations during the repair period—or else I’d be issued tickets and face daily fines.I won’t go into detail about how I feel, but anyone in my situation would feel like they just swallowed a bitter pill.

I like to look for board orders, excessive fines for weeds/grass, stop orders, and unsecured premises. 

.: @James Hamlingyep - and when a tenant stops paying the whole thing implodes.Yeah I just don't see how it's a "solution" for either side, "buyer" or "seller". 

If Money stops so does work .Now a lot of the posts say they have been ripped off by contractors and I know why .

If the tenant becomes delinquent and stops paying rent, Rhino will insure their full $1,500 SD plus an additional nominal amount to offset the losses incurred by the landlord.
