I think the math should scale (i.e. for ~$2M I should be getting >12 bedrooms minimum).Does anyone have experiencing owning investment properties near UofM central campus, and/or as a property manager, that can comment on how the rental market has been for the past decade plus (stability, concerns, etc.)? 

You should have an honest conversation about being over budget.

All they see is a 10% increase on a weekend, or month over month, and they call it price gouging.  

It's not enough money to be concerning yourself with better ways to re-invest the funds.

I’m also concerned about challenges like dealing with difficult tenants and navigating new taxes.

My biggest concern is just having boots on the ground in case something goes wrong.   

If the house has a septic system, especially if it's an older one, it's worth the investment to have a septic inspection done.This concern is particularly relevant for those planning to buy and hold the property rather than simply fix and sell it.
