Missouri weather is generally much milder.The units I outfit this way are typically between 700-900 sq ft, so pretty small.

I have PMs for my current properties so they are generally pretty passive already, but the DSTs would be totally passive, for better or for worse.The outfit I have been speaking with represents that they do greatly enhanced due diligence (e.g., multiple site visits on an anonymous basis), apply analytical stress testing to pro forma financials and avoid certain categories of properties altogether (Senior Housing, Oil & Gas, etc) to ensure that all underlying properties held by the respective DSTs are prudent investments for folks who are not experts in making risk assessments for these larger operations. 

If I could find and hire those people more easily I could comfortably scale up with the 5.58% rates I'm getting from my bank for cash-out re-financing.Every renovation outfit currently working in my area has exactly the same problem, and 0% interest on our financing isn't going to make a dent in that. if I want those dudes I'm going to have to train them and manage them.

For me, my team consists of a realtor, property manager, handyman (for small repairs), plumber, electrician, lawn maintenance, flooring people and even a small construction outfit for those bigger jobs.  

Where people end up getting ripped off is when they go with a fly by night outfit who's cheaper or sold them a bill of goods.

it can still close and record  or  ( settle)  if the gross sale price minus the mortgage if any leaves room to pay the IRS lien if its recorded and since this is last minute.your closers there ( assuming attorney outfit) probably waited to last minute to pull a title report.. and this jumped up.specific performance is a long drawn out legal action.. which most folks wont do..
