I’ve spent years exploring off-the-beaten-path markets, so Jasper definitely caught my eye.

And we went in eyes wide open, intentionally inveting in class D, not sliding into it as demographics changed. 

Depending on the state, when someone rents for a certain amount of time, usually 30 days or more, they become long term tenants in the eyes of the law, and they acquire "tenant's rights". 

I know building a reliable local network will be key, so I'm hoping to connect with experienced real estate team in the area.The military presence in Jacksonville catches my eye, and I'm particularly interested in properties that might appeal to military personnel and the associated contractors.

I recommend keeping your eyes open for medium multifamily properties.

Lots of lessons learned and we will be buying there again with our new team, but we now verify everything our team says and we keep an eye on everything more than ever.

Taxing authorities have had their eye on vacation rentals as a huge, new found pot of gold.  

We are so excited to see this through that we generally don't give it too much thought, since we have our eyes on the big picture.We definitely have an affinity for Florida and plan to keep our eyes out with what R2R is doing once we see this through.Again, to others considering this, I can't give a definitive "Yes, this is an investment everyone should make." 

Only thing I would add here is to take a birds eye view of the area and try to decide if it will gentrify in your favor so the property appreciates at a higher rate than other areas.
