This all seems like a bad idea for most private lenders let alone novice ones.

Monthly expenses $390 a month I am going to pay a one-time fee to find a renter with property mgmt so I am not paying a monthly fee, i would like to hire handymen instead of a consistent property management fee but I am a novice so please inform me!

Forgive me if this is a novice question...The home is approximately 100 years old, and had radiators throughout the entire property, as well as 2 boilers and a large oil tank in the basement.

Novice investors have a small box and it's okay.  

It seems this is very complex and not for novice and someone without a deep understanding can get taken advantage of easily.

Do u recommend any seminars or educational resources to help a novice investor become more educated in investing in rental properties?

As I am starting out novice, does anyone have any good recommendations for a GOOD  mentorship program to assist with the process?
