Hi Amanda,If they are trouble tenant then you should probably provide them whatever the notice period is in the current lease and just have them move out. 

If something is off, you'll be able to notice it BEFORE you ever order the products!

For example, you could say, “I’ve noticed the property seems vacant and might require some upkeep.
