This can certainly happen from raising rents and adding profit centers to the property like storage units, but it is unlikely to keep pace with the 5% to 6% long-term average level of nominal appreciation for single-family properties.Further - Multifamily properties over 4 units require commercial financing, which is less attractive.

In my area, most general contractors will come bid a potential job for a nominal fee ($75-100, applied to the project if you buy and use them) and take as long as they need to come up with a detailed bid.

When we buy the cheaper/older properties that will nominally cash-flow 200+ per door, we assess what we need to do when we buy to bring the properties up to quick renting, more or less "trouble-free" condition.

.)- Cost (some services charge a nominal fee to process payments)- Ease with which payments can be reversed/chargedback by the tenant with some services (I’ve heard that this is fairly easy to do with some services, like PayPal)- Won’t work if your tenant doesn’t have a bank accountUltimately, I think the pros outweigh the cons and that electronic rent payments are a significant convenience for both the landlord and the tenant.

Once you draw up those docs, you can even put the note with servicing for a nominal monthly fee and they'll handle all of the accounting, tracking payments, etc.
