As for the original post, I think something like this works best if it is concrete: dates (say the last week of July and December), monetary consideration (I would suggest a separate sublet provision wherein you pay them for use, rather than working out rent credits), insurance and liability requirements, etc.

I'm seeing some large institutional SFR/BTR investors looking in very different markets too.  

Less families/kids more disposable money, but more liberal policies and people who are more vested in the government than other institutions.  

Not sure of California, in Virginia, it might take 3 months of back and forth court visits before everyone is out.Maybe better to get everyone on the lease and assign clear, monetary fees in writing for violations.

So the financial institutions get a better return  on there losses.

But semantics aside.Many more institutional groups want to see tenure.  

Builders and institutional investors have responded with a number of build-to-lease projections throughout the area.
