Many claim they do not charge a markup, but then aren't transparent with invoices, etc. 1) If a PMC charges $x hourly, their markup is built into that hourly rate as they are NOT paying their workers that hourly rate.2) Many PMC's send you ONLY their invoice, or from their wholly owned maintenance company, not the underlying invoices from Home Depot and contractors.

Using a relative or friends address to claim you live there when you actually don't is committing fraud. 

But they claim that those people were not actors.

Your insurance company will not take a claim on them as "Building" damage.2. 

The wife can get her name off of the property by doing a quit claim deed to him, but that does not get her name off of the loan.

I'd also worry about the showings and if someone steals something from the tenants (or the tenants claim something is missing).Focus on getting the most you can for the property.

I had an experience with a terrible tenant who reported me for a bogus claim but by making the claim it allowed me to gain access needed to get photos of the condition of the property, and then the tenant refused to allow maintenance people in which really helped prove my side of the situation.If possible, explore alternative dispute resolution options like offering the tenants a cash-for-keys agreement.

Valuation rich but equity poor. we looked at one portfolio recently that claimed to have $15M and $11M in loans but the issue was the $15M valuation was based on 90%+ occupancy and not one building was at 90% so they were at 100% LTV essentially. 

Any listed property that claims it would cashflow is likely in rough condition in a tough area.
