The price per sqft is very high for an office built out for medical use.. however, there is an in place tenant paying strong rent with 3% increases for 10 years (close to 7% cap, NNN)What I don't understand is why the tenant agreed to pay close to 2X market comps in rent in price per sqft per year for this facility.

Perhaps not the best example, but what you are doing is no different than a medical patient who walks into 6 doctors offices with a broken finger asking to be treated with radiation.

Traveling professors and medical professionals would probably be my target avatars.I am biased though toward MTR as a strategy, and it's not without risk to spend a couple grand converting an empty LTR into an MTR, so consider all of your options carefully.

That's why my question was to go ahead all over the USA to see people's suggestions for better locations. The fact that you don't think it's silly to ask a forum to recommend any place in the United States for STR and expect to get answers from people without a funnel to sell you something is silly.Jersey City and surrounding is very good for MTR opportunities because of the proximity to NYC and since you are in residency, you would be MUCH safer focusing on MTR since you have an in to other medical professionals.
