@Sean Spagnola - I always like to have photos of recent comps in my back pocket to help with the design of a BRRRR to ensure that the finishes are similar/same to the market. 

I would compare the return on your rental to your stock market portfolio.

I also have $102k in a money market account that currently earns about 4.5%.

If the rents are already nearing market rates, will she be able to go up that much? 

And that number depends on you, your market, your property and your goals.
