When I see a property starting to underperform, as the manager I have to run the data to figure out why and then make adjustments whether is lack of amenities, need updated photos, replace a couple pieces of dated furniture or increase my focus on advertising that property specifically.

Hey Bryan, I have 12-doors in Detroit that I self-manage from California.Yes, the extra cash flow is nice but I also don't believe anyone is going to manage my properties better than I will (even from afar).The biggest challenge I have as a remote self-manager is doing turnovers.

Hartford, typically- is a time intensive, managerial headache. lets just say that the reconstruction of everything went nearly perfect.( Which if your first decision is to skip the professional planning process. seems highly unlikely. ) Anyways lets table this thought for a moment.

For the properties where I do use my property manager, I have to admit that I enjoy that those properties are very passive and I couldn’t even tell you what my tenant looks like if I passed them on the street I just collect a check every month which is very nice.
